Do you know the difference between a manufactured home and a modular home?
This is a common question when you are looking for home insurance coverage. It is asked because “THERE IS A DIFFERNCE”A manufactured home is constructed completely at the factory on a steel chassis. It is brought to the location in one or multiple sections then placed and seamed together. Then typically, ready to move in. They will have a HUD sticker, or certification label, as well. It is usually placed at the rear of the home. The foundation can be skirted or placed on a permanent foundation.
A modular home is constructed in multiple factory-made pieces that are brought to the home location. Once those pieces are on the location, the construction of the home is completed at that time. They have construction standards of a traditional site-built home. NO HUD label. Modular homes are built on a permanent foundation.
I have often heard clients say, “My home is on a permanent foundation, and the county considers it a traditional home, not a manufactured home.” This may be true… for tax purposes, not insurance purposes. Insurance will consider the build of the home. The materials and guidelines are totally different.
